Transparent pricing, honest service

At DNA Junk Removal & Property Services, we believe every job is unique. That's why we don’t offer a “one-price-fits-all” approach. Instead, we price our services fairly and precisely, based on the actual effort required to complete your project safely, responsibly, and with respect for your property. This means you're always getting a price that reflects your exact needs, without ever overpaying for services you don't need or rushing a job that deserves care. We promise fair, transparent, and honest pricing based on the job, not the person – no gimmicks, no surprise add-ons. Just straightforward, respectful business.

How We Price Your Project

Understanding our pricing is simple. We factor in load size, material weight, access difficulty, and any extra services needed to ensure you get a fair and accurate quote every time. Here’s how we make it easy for you to get a precise price for your junk removal or property service needs.

The Easiest Way to Get an Accurate Price

The quickest and most accurate way to get a price is to send us a few photos or a short video of what you need removed or the service you require. We can often provide a fast, honest estimate based on this information. For larger projects like demolition or extensive cleanouts, we might recommend a free onsite quote to ensure 100% accuracy and no surprises.

What to send for accurate pricing:

  • 2–5 clear photos (or a 10–30 second video)
  • A photo showing the full area (zoomed out)
  • A close-up photo of the items/material

What to let us know:

  • Your address or town
  • If there are stairs, a long driveway, or tight access
  • If you need junk removal, cleanup, demolition, hauling, gravel/dirt delivery, etc.

Why this is best: It’s the quickest, avoids waiting for an onsite visit, and allows us to price it fairly based on your exact job.

Flat Rate Item Pricing

For many common items and services, we offer straightforward flat-rate pricing to give you a clear idea of your costs upfront. Our flat rates cover labor, loading, responsible disposal, dump fees, trailer space used, and time on-site.

Popular flat rate items include:

  • Mattresses and box springs
  • Furniture (couches, chairs, tables, dressers)
  • Appliances (washers, dryers, refrigerators, stoves)
  • Electronics (TVs, monitors, basic equipment)
  • Scrap metal pickup
  • Yard debris bundles / brush piles
  • Single-item pickups
  • Small load / partial trailer loads

If your pickup involves multiple items, bulky/heavy materials, stairs, or long-distance hauling, we may adjust the quote, but we will always explain why upfront.

Want the fastest quote? If you're unsure which category your job falls under, sending us a photo or short video is the quickest way to get an accurate estimate—most of the time, we can provide a price within minutes.

Dump Trailer Load Pricing (priced by 1/8ths)

Most junk removal jobs are priced based on how much space your items take up in our 14' dump trailer. We price in 1/8 load increments to keep pricing fair, simple, and easy to understand.

Light / standard load pricing (typical household junk)

Examples: furniture, bagged trash, light garage cleanouts, general household clutter.

Heavy / bulky load pricing (higher dump fees or extra labor)

Examples: construction debris, roofing, tile, scrap metal in bulk, wet yard waste, heavy demolition debris, very bulky loads.

Why heavy loads sometimes cost more: Not all trailer loads weigh the same. A light household load and a heavy debris load may take up the same space, but dumping fees, weight limits, and labor can be very different. Heavy materials include concrete, bricks/blocks, dirt/gravel/rocks, roofing shingles, drywall/lumber piles/renovation debris, and large scrap metal loads.

About the full load price: Our full load pricing typically ranges between $500–$580 (light load), depending on the weight of the material, labor involved, and dump fees for certain debris types. We always provide clear, honest pricing upfront.

**Load weight and material make a huge difference in pricing per load and will alter the price. We will always be upfront when this occurs.

Load Size Guide (what each 1/8 means)

To make pricing simple, we measure junk removal based on how much space your items take up in our 14' dump trailer. We price by 1/8 load increments, one of the fairest ways to quote removal jobs. Below are common examples of what each load size may look like:

1/8 load (small pickup)

Best for: 1–3 items or a very small pile

  • 1 mattress OR
  • 1 small couch OR
  • 1 recliner + small table OR
  • 6–10 trash bags / totes
  • Small pile of yard debris

2/8 load

Best for: small cleanups and a few pieces of furniture

  • Mattress + box spring
  • Couch + chair
  • Small dresser + bed frame
  • 10–15 trash bags
  • Small pickup bed’s worth of clutter

3/8 load

Best for: partial room cleanouts

  • 2–3 pieces of furniture + bags
  • Light garage corner cleanout
  • Small shed cleanup (contents only)
  • Medium yard debris pile
  • 15–20 bags + misc items

4/8 load (half load)

Best for: larger cleanouts

  • Full room cleanout (bedroom/living room)
  • Half garage cleanout
  • Large furniture set (couch, chair, table, etc.)
  • Appliance + furniture + bags mixed load

5/8 load

Best for: larger multi-room or heavy cleanouts

  • 1–2 room cleanout plus furniture
  • Majority of garage cleanout
  • Medium shed teardown cleanup
  • Large pile of yard debris + misc junk

6/8 load

Best for: big cleanouts or remodel debris

  • Full garage cleanout (most of garage)
  • Full shed contents + junk pile
  • Flooring / drywall debris from a small remodel
  • Multiple bulky items + bagged clutter

7/8 load

Best for: nearly full trailer loads

  • Very full garage cleanout
  • Large hoarder pile cleanup (light materials)
  • Multiple rooms + furniture + bags combined
  • Large fence / deck debris cleanup

8/8 load (full load)

Best for: the biggest jobs

  • Full property cleanout
  • Whole-house cleanup (large sections)
  • Full garage + shed + yard debris combo
  • Large demolition debris haul-off

Heavy vs. light loads (important): A load is not priced by size alone. A half load of light household junk may cost less than a half load of heavy debris because heavy materials have higher dump fees, require more labor, and have weight limits. Heavy items/materials include: concrete, dirt, gravel, roofing, tile, wet debris, and renovation materials.

Want the fastest accurate quote? Send us a few photos or a short video and we will usually quote it quickly based on: trailer load size (1/8 increments), light vs heavy material, and labor required.

EXAMPLES OF COMMON JOBS

Example 1: Garage Clean Out

A garage cleanout can range from a small load to a full trailer. What affects the price most is how full the garage is, the ratio of trash vs. bulky items, whether items are bagged/boxed or loose, access difficulty (stairs, distance, tight access), and if there are heavy items (metal, tools, lawn equipment).

Typical trailer-load range:

  • Small garage corner cleanout: 2/8 – 3/8 load
  • Half garage cleanout: 4/8 – 6/8 load
  • Full garage cleanout: 6/8 – 8/8 load

Why the price can change: A garage packed with light household junk is typically faster and easier than one filled with heavy metal, broken furniture, construction debris, or yard waste, which costs more to haul and dump.

Example 2: Single Room / Furniture Removal

This includes removing items like a couch, chair, mattress, or multiple pieces of furniture. What affects the price: the number of items, stairs (especially upstairs removal), disassembly required, and how bulky the items are.

Typical trailer-load range:

  • 1–2 furniture items: 1/8 – 2/8 load
  • 3–6 items: 2/8 – 4/8 load
  • Multiple large items (full living room): 4/8 – 6/8 load

Some items may also fall under our flat-rate pricing for single-item pickups.

Example 3: Small Demolition Job (shed, deck, bathroom, etc.)

Small demolition is priced differently than basic junk removal because it includes demolition labor, safety precautions, breaking down/cutting materials, loading, cleanup, and heavy disposal (wood, drywall, roofing, concrete, tile). What affects the price: the size of the structure or area being demolished, material type (wood vs. metal vs. concrete), presence of nails/screws or rebar, access to the demo area, and the haul-away load size after demo is complete.

Typical trailer-load range (after demo cleanup):

  • Small demo cleanup: 3/8 – 5/8 load
  • Medium demo cleanup: 5/8 – 8/8 load

Why demo pricing varies more: Demo jobs often create dense/heavy loads and take more time than simply hauling items away, so labor and dump fees are a significant factor.

Heavy vs. light loads (why some jobs cost more)

Not all trailer loads cost the same. A 4/8 load of household junk may cost less than a 4/8 load of heavy debris like dirt, gravel, concrete, roofing shingles, bricks/blocks, wet yard waste, or construction debris. Heavy materials increase the cost due to extra labor, trailer weight limits, and higher dumping fees.
